Casual investors are exiting; serious investors need real intelligence. But the tools haven't kept up — Rightmove shows the listing, spreadsheets compute the yield, and the rest is gut feel.
The friction stack for Sarah's typical workflow: no integrated analysis tool (yield and cashflow require manual spreadsheet work with no property-specific context), rental estimates are hard to find (Rightmove and Zoopla provide sold prices but rental comparables need separate research), condition assessment is guesswork (no tool for individual landlords to estimate capital risk from listing photos), and no holistic strategy framework (each property is evaluated in isolation rather than against a coherent portfolio objective).
The solution
Property IQ collapses the fragmented landlord workflow into three connected AI modules:
(1) Investment Strategy Builder — a structured 9-dimension questionnaire that produces a coherent investment strategy document the landlord can use as their decision filter for every subsequent property. (2) Listing Screenshot Analyzer — Sarah screenshots a Rightmove listing, uploads it, and vision AI extracts property details, structures them, and connects them to the strategy filter. (3) Visual Condition Assessor — listing photos uploaded, AI estimates component age (kitchen, bathroom, boiler, roof), identifies cosmetic vs structural concerns, and flags capital risk for budgeting.
Each module can be used standalone or as part of an end-to-end workflow depending on where Sarah is in her decision journey.
How it works
Three connected modules accessible from a central home screen, each usable standalone:
Investment Strategy Builder: structured questionnaire across 9 dimensions → AI synthesizes a personalized strategy document → strategy filters all subsequent property analysis.
Listing Screenshot Analyzer: user uploads screenshot → vision AI extracts property fields (price, beds, baths, location, type) → cross-references against strategy → cashflow / yield estimation produced automatically.
Visual Condition Assessor: user uploads room photos → vision AI estimates component age and condition state → flags capital expenditure risk and suggested capex budget.
Models: OpenAI and Google Gemini via their respective APIs, selected for multimodal capability (vision is core to two of three modules) and Lovable integration. Strict AI guardrails: never provide regulated financial advice; always present analysis as decision support, not a recommendation.
Who it's for
Primary end-user: the individual UK buy-to-let landlord or prospective property investor, typically aged 30–55, employed or self-employed, treating property investment as a wealth-building strategy alongside their main income. Sarah, 38: works full-time, owns 1–2 BTL properties, building a portfolio deliberately and methodically — financially literate but not a property expert.
B2B2C buyer side: professional service providers — conveyancing solicitors, mortgage brokers, surveyors, lettings agents — and property consultancies pay for qualified, engaged leads from the platform. Two customer types depending on deployment context: direct B2C subscription tier for landlords, B2B2C lead-gen tier for service providers.
Why it matters
