Burhan is an AI feasibility study generator for aspiring entrepreneurs and small business founders in Saudi Arabia — purpose-built for the Vision 2030 entrepreneurial expansion where Saudi business registrations grew from 314K (2022) to 486K (2025) at ~15.6% CAGR. The platform inputs business idea, city, area, space size (m²), business domain, and staffing plan; outputs rental cost estimate, startup capital estimate, and structured feasibility study — replacing expensive, slow, expertise-bound traditional feasibility studies with an AI agent that produces auditable JSON output in minutes.

The AI persona is a Saudi real estate consultant: precise, factual, never guesses prices, no emojis, no exclamations, JSON-only output. Built Arabic-first with English support — the example test cases cover Arabic native input ("ابي ايجار محل تجاري في العليا بالرياض لمساحة 80 متر") alongside English equivalents, and edge cases include small districts with limited rental listings.

Primary model: GPT 5.4, selected after rigorous evaluation against GPT 5.4-mini, GPT 5.1, GPT 4.1, and GPT 4.1-mini — GPT 5.4 scored highest across eval criteria, prioritising price accuracy and refusal-when-uncertain over speed. Three Phase 1 AI features ship: AI rental cost estimator, AI feasibility study generator, AI startup cost estimator — selected from a wider ideation set that included competitor analysis, vendor recommendations, break-even calculator, demand analyzer, location selection, and idea validator.

Targeting Saudi Arabia's entrepreneurial expansion under Vision 2030, where structured market data is fragmented, feasibility studies are expensive, and most first-time founders lack the financial modelling knowledge to evaluate ideas seriously. Primary buyers: aspiring entrepreneurs and small business founders. Secondary: investors, franchise buyers, and SME consultants who need fast feasibility output for client engagements.
